Terms and conditions

When you accept these terms and pay, you are committing to the booking and to the full price of it. If you cancel, for any reason, at any notice, you will not get any money back. Not a part of it, and not as credit.

This is not a penalty and it is not something to negotiate at the point of cancelling. Your dates come off sale the moment you book them. Nobody else can have them, and on a small property in the mountains we cannot sell them again at short notice. The night is gone whether you sleep here or not.

You can cancel at any time, and we would rather you told us. Cancelling releases your dates immediately, so somebody else may still be able to take them. It does not return your money.

Force majeure. If a typhoon, a road closure, a government order or anything else outside your control and ours means the stay cannot happen, we refund everything you paid. We decide this, we record why, and we do not wait for you to ask.

The owner's discretion. The owner may make an exception in circumstances that are nobody's fault and nobody's rule. It is not something you can rely on and it is not a right — it exists so a genuinely unusual situation has somewhere to go.

The full amount is due before your booking is confirmed. Until it is paid, your dates are held only for the time shown on the payment page, and then they go back on sale.

If you pay by GCash transfer, your booking is confirmed once we have checked the receipt. If you pay by card or e-wallet through our payment provider, it is confirmed as soon as they tell us the payment succeeded.

If we cannot give you the accommodation you booked, we will offer you another of the same standard or better, or refund you in full. Your choice, not ours.

Ask us. We are a small property and we will do what we can, but moving a booking depends on what is free and is not something we can promise in advance. A change we cannot make is not a cancellation we will refund.
